Bedroom by Bedroom: How Much Space Do Ottawa Renters Actually Need?
Not all "2 bedroom" listings mean the same thing. Ottawa's rental market is full of units where the second bedroom is a converted den, a windowless nook, or a room too small to fit a standard double bed and a dresser at the same time. Before signing anything, it's worth understanding what genuinely livable bedroom space actually looks like.
The Problem With "Listed" Bedroom Counts
Ontario doesn't regulate a strict minimum bedroom size for rental advertising, which means "2 bedroom" and "3 bedroom" get applied loosely across the market. A room technically qualifies as a bedroom if it has a closet and a window — regardless of whether it can actually accommodate a bed, storage, and a place to get dressed. Renters who don't measure before signing often find this out the hard way, mid-move.
What a Genuinely Livable Bedroom Requires
As a practical baseline, a primary bedroom needs enough room for a queen bed, two nightstands, and a dresser with clearance to walk around — generally somewhere north of 120 square feet. A secondary bedroom can be smaller, but still needs to comfortably fit a bed and desk if it's going to function as more than storage. Ceiling height and window size matter almost as much as square footage; a small room with a large window and high ceiling often feels more usable than a larger room without either.
Why Older Ottawa Rental Stock Falls Short
Much of Ottawa's older rental inventory was built to a different standard, when smaller bedrooms and lower ceilings were the norm. That's part of why large rental units in Ottawa are genuinely scarce — the buildings that would offer them were mostly built decades ago, when household size and space expectations looked different than they do today.
How Beechwood Collection Approaches Room Sizing
Suites at Beechwood Collection were sized around real, livable bedrooms rather than the minimum legal definition. Both the Manor (2 bed / 2 bath) and Elmwood (2 bed / 1 bath) layouts were designed with secondary bedrooms that function as actual bedrooms — not afterthoughts squeezed in to hit a listing category. For renters who've been burned by a "2 bedroom" that wasn't, it's a meaningful distinction.
